Real estate rental in Ankara in the third quarter of 2019

Rents of real estate in Ankara index in Ankara decreased by 1.43 points in the third quarter compared with the rental index in Turkey in the previous quarter of this year.

According to the rental index data for the third quarter of 2019, In Ankara, rents increased by 1.36 points compared to the second quarter and it is expected to increase by 1.51 points until the end of 2019.

In the third quarter of this year, the average rent per square meter in Ankara was 10 TL / m2, and the average rent was 1,180 TL while the payback period was 17 years.

Most required areas for rent of real estate in Ankara

Real estate in Batıkent district of Ankara was the most required areas for rent in Turkey.

Mecidiyeköy district of Istanbul came second after Batıkent, followed by Göztepe, Bahçeşehir, and Kayaşehir in Istanbul.

However, Çayyolu and Dikmen districts in the capital Ankara ranked ninth and tenth respectively.

On the other hand, Beşiktaş was the most rented district in Turkey in the third quarter of this year and Çankay district of Ankara came second.

Considering the average rent per square meter in Ankara districts for the third quarter of 2019, the lowest rents per meter square were:

• 4 TL / m2 in Akyurt

• 5 TL / m² in Çubuk, Elmadağ, Kahramankazan, Kızılcahamam,

Polatlı and Şereflikoçhisar,

• 6 TL / m2 in Pursaklar and Sincan,

• 7 TL / m² in Altındağ, Beypazarı, Keçiören, and Mamak.

However, the highest-priced districts were Çankaya, Gölbaşı, and Haymana with 13 TL / m2.

Payback period for real estate in Ankara

Considering the payback period of the real estate in the districts with the lowest and highest rent in the third quarter of 2019, we find it was:

  1. 20 years in Akyurt and Çubuk,
  2.  23 years in Elmadag,
  3. 21 years in Kahramankazan, Kızılcahamam, Polatlı, and Şereflikoçhisar,
  4. 23 years in Pursaklar,
  5. 20 years in Xinjiang,
  6. 19 years in Altındağ,
  7. 16 years in Beypazarı,
  8. 20 years in Keçiören,
  9. 19 years in Mamak and Çankaya,
  10. 18 years in Gölbaşı.
